House Rules

House Rules General principle: “Be a good neighbor.” House rules ensure your stay is enjoyable and safe, and allow us to offer an affordable rate for all guests. 1. HOUSE RULES VIOLATIONS Violation of house rules is grounds for immediate termination of the reservation, removal from the property with no refund, and potential trespass enforcement. All costs, fines, or fees incurred due to violations are the responsibility of the registered guest. 2. 3RD-PARTY RENTALS Only guests staying may book the property. Any third-party bookings require host approval in writing before check-in. Failure to disclose a third-party booking before check-in may result in cancellation without refund. 3. OCCUPANCY LIMITS Max occupancy is no more than the number of guests listed on the reservation. No additional overnight guests are permitted. Non-registered visitors must be approved in advance by the host, may not stay after 10pm, and must comply with all house/HOA rules. Undeclared guests: $100/night per person penalty or immediate removal at host’s discretion. Exceeding occupancy limits may result in fines per Tahoe Park HOA and Placer County, which will be passed on to the guest. 4. NO SMOKING, VAPING, or OPEN FLAME Smoking, vaping, or burning candles, incense, or oils is prohibited anywhere inside the unit, at entry thresholds, on porches, decks, or within 25 feet of the building—regardless of substance or legal status. Violation = $250 penalty plus cleaning/remediation costs and any lost revenues. 5. CLEANING FEE Base charge of $150 if the unit is left in an unreasonable condition. Additional costs apply if labor, remediation, or supplies are required beyond standard cleaning. 6. LATE CHECK-OUT FEES Unapproved late check-out: $25 per 15 minutes. Over 2 hours late: charged the nightly base rate, no rights of further access. 7. VALID PHONE NUMBER & GUEST COMMUNICATION A valid (non-virtual, non-spoofed) phone number must be provided prior to and throughout your stay for host contact. Failure to communicate via Airbnb inbox, including failure to respond within 2 hours during stay, may result in cancellation. 8. ACCESS TO UNIT Host may access with a minimum of 1-hour notice for maintenance or repairs. In emergency situations, access may occur without notice as allowed by law. 9. LOCAL RENTALS If guest resides within 50 miles of the property or is otherwise deemed "local" by host, additional verification (photo ID, background check, refundable deposit) is required prior to stay. Non-compliance may result in cancellation. 10. LAWS & REGULATIONS All guests must comply with federal, state, county, Tahoe Park HOA, and local laws, ordinances, and regulations. Strict enforcement applies. 11. SERVICE ANIMALS This is a single-family property; service animals may pose health/safety risks. Per ADA and Airbnb guidelines, the host will consider reasonable accommodation for bona fide service animals if: a) Guest states animal is needed due to a disability; b) Guest describes the work/task the animal performs. Documentation may be required. Pet fees are waived for service animals. Guest responsible for any damage. NOTE: Tahoe Park HOA may prohibit guest pets in common areas; guests with service animals may be subject to HOA restrictions. 12. PET POLICY Non-service animals only if host has approved in writing and pet is listed on the reservation. The $100 pet fee applies. Pets must NOT be left alone in the house, must always be leashed outdoors, and owners must pick up after pets. Bringing unauthorized pets is grounds for immediate removal and penalties. Guests acknowledge there may be pets or service animals on premises or in common areas. 13. PAYMENT METHOD A valid payment method must be on file prior to booking or any request to alter a reservation. If a valid payment method is not added within 30 minutes of booking, host may cancel reservation at no penalty. 14. NUISANCE, DISTURBANCE & QUIET HOURS No loud music, shouting, parties, or behavior that disturbs neighbors or violates the peace within the property or common areas. Tahoe Park HOA Quiet Hours: 9pm–8am daily (strictly enforced). Nuisance complaints subject to warning; 2nd offense = immediate cancellation without refund. Fines will be imposed and passed to guests. Current fines are below: For the first hour after notification, if the violation is not cured, a citation is issued for $1,500 to each guest. If the violation continues for a second hour, an additional fine of $3,000 may be levied. If the violation persists for three hours after notification, a further fine of $5,000 can be imposed. These penalty amounts are cumulative. Repeated or severe offenses may result in immediate removal and a Sheriff’s response. 15. PARKING & VEHICLES Max 3 vehicles per reservation as limited by Tahoe Park HOA/Placer County STR Regulations. Park only in the paved driveway. All vehicles must be street-legal, registered, insured, and in good repair (no leaks or obvious damage). No RVs or commercial vehicles allowed. NO street parking allowed (subject to towing and fines per HOA/County). Parking is at the renter's own risk. Renter will be responsible for any fines related to parking violations. 16. SURVEILLANCE & RECORDING Guests acknowledge exterior cameras/audio equipment are present and may record parking areas, entry doors, and outside property for security/compliance. 17. COMMERCIAL ACTIVITY No commercial activity, events, or subleasing permitted, except “work-from-home” activities not involving client visits. 18. RESIDENCY & MAIL No stay, regardless of duration, constitutes legal residency. No mail or deliveries may be sent to the property address—use a PO Box or local holding service. 19. PESTS, WILDLIFE & BEAR SAFETY Year-round pest/wildlife control is in place. DO NOT LEAVE TRASH OR FOOD OUTSIDE AT ANY TIME— this attracts bears and is punishable by county/HOA fines, which will be passed to guests. All garbage and food waste must go directly into the b...
